One of the largest residential projects in Greater Lisbon sold 100% in the midst of a pandemic – Executive Digest

The Covid-19 pandemic has had a major impact on the property market, as well as on the Portuguese economy and families, but the first phase of one of the largest residential projects in Greater Lisbon has already been fully sold.

The development of Vila Viva in Vila Franca de Xira is a project promoted by the Portuguese-Brazilian structural group and Rio Capital, and is the result of a total investment of around 14 million euros.

The first phase of the project, which is scheduled to be completed by the end of the summer, is 100% sold, and the second phase, which is expected to be completed in March 2022, already includes half of the units sold in the pre-launch phase.

“Due to the end of the production of the first phase blocks and constant demand, we decided to open the sales of the second phase right in the middle of the second restriction. As a result, from January to April this year, we already had 15 CPCVs signed, ”explains Carlos Silva, Chief Operating Officer of the Structural Group.

According to the Estrutural Group, 80% of Vila Viva buyers are Portuguese and their average age is around 38. 51% of clients are single and young engaged, while 42% are married. 20% live in Lisbon and Sintra, but almost half work in the center of Lisbon.

Remote work has also influenced buyers’ choices, with most families choosing to buy another office room. “Buyers were interested in acquiring a typology that included an office, so T3 was the most sought after,” says Julio Luz, CEO of Rio Capital.

This complex has a total of 85 apartments, ranging from T1 to T4, all with balconies and stunning views of the Tagus River and mountains. According to the same note, the second stage, which is under construction, maintains affordable prices in the current market (2000 euros / m²).2).

Villa Viva is located in a private concierge with a concierge, covered parking, lifts, storage room, green spaces, walking path, outdoor gym, ballroom and playground, all accompanied by a contemporary architectural design with light and futuristic lines.
