Hot Property: Hiram Kwan’s residence in Los Feliz sells

While some home buyers have taken advantage of the pandemic by renegotiating prices at the last minute, not everyone gets a discount. At Los Feliz, a modern house designed by James Stevens, protégé of famous architect John Lautner, has been sold for $ 4.265 million – $ 280,000 more than the asking price.

Called Hiram Kwan’s residence to its original owner, a clean third floor entered the market at the end of May and sold in two weeks. Before that, the last property changed hands six years ago for $ 1.88 million, records show.

Originally dating from 1977, this five-bedroom house was renovated and extended to the current size of 3,924 square feet by architect David Levitt. The main floor is largely devoted to an open concept space and includes two living rooms, a sleek kitchen and glass walls that are open to outdoor decking.

A glass-enclosed floating staircase connects each floor.

Outside, succulent layers and other drought-tolerant planting create a backdrop for infinite patios, decking and ponds. The course was designed by landscape designer Jerry Hritz, whose clients include Ellen DeGeneres, Paul McCartney and Waldo Fernandez.
